The original 1004 Central was sided in cedar shake shingles. As was the case with most of the material in the original structure these were far from salvageable. Once again we had to start anew…
Interior Insulation
One of our primary goals for the new 1004 Central was to build an energy-efficient home. In addition to installing insulation on the exterior of the home, we beefed up the interior with insulation beyond what is required by code with the use of closed-cell spray foam.
Concrete Flooring
For the flooring on the main level of the house we choose to use concrete throughout. This meant engineering the floor structure to hold the weight of a 2″ thick concrete slab.
Roofing
The original 1004 Central had several layers of roofing upon its demise, including three layers of composition roofing atop what was likely the original cedar shake. For the new house we decided to go with a metal roof.
Exterior Insulation
As part of the insulation system for the house, 1″ Polyisocyanurate (ISO) foam was installed on the exterior of the framed structure. Polyisocyanurate is the best performing (7.2R per inch / R=insulation factor) foam board that’s readily available , the foam’s foil facing creates a radiant barrier to help reflect heat back into structure in the winter and away from structure in the summer.
Rating System for Sustainable Landscapes
The Sustainable Sites Initiative recently released the nation’s first rating system for the design, construction and maintenance of sustainable landscapes, with or without buildings. The Initiative’s rating system represents four years of work from dozens of the country’s leading sustainability experts, scientists and design professionals, as well as public input from hundreds of individuals and dozens of organizations to create this essential missing link in green design.
Department of Ecology – New Rainwater Collection Policy
Although the original intent is a good one – protecting the quality, quantity and availability of water both for people and the natural environment – the State’s rules regarding water rights have, in a sense, overcomplicated and prevented some attempts at water conservation. Just a little too late for our project, the Department of Ecology recently clarified it’s stance on rainwater collection with a new policy, released in October 2009.
A Little Piece of 1004 Central History
With the demolition of the original 1004 Central, we salvaged two claw foot bathtubs and three sinks. We are only able to make use of one of the claw foot tubs in the new house and you know what that means… the other one is available!
Waste Management During Construction
Demo was a bummer in this regard, to say the least. Construction of the new home is a whole different ball game. New construction means [mostly] clean, untreated wood and other materials, the scraps from which can be easily recycled.
