Can you share the name of the fellow doing your decking? I've got some work on the back porch he may be able to do for me. Thanks.

Thank you Shawn - another project for the summer when the roof is dry and a little less terrifying.

Just a note on the Metal roof. Most installers do not do this, but you should have put a dab of 50 year silicon over the screw heads. When metal roofs leak, its because the rubber backed washers failed and they typically do this at the 20 - 25 year mark.

Hi Cynthia! Yes, we are putting a sump pump inside the basement. The hope is that there is enough drainage outside the foundation to take care of things. But, just in case water does make it inside it will be pumped out through the sump. We were not required to do this, we did a lot of things that we not required but that we believe to be good ideas, particularly given the flooding we have experienced at our current place. It's Washington, and the soil in our neighborhood is terrible, a thick clay that simply does not drain!

We are putting in radiant heat but have not yet decided what is going to run the system. We had to get the pipe in the basement floor before the concrete was poured, of course, but we have a little bit of time to decide exactly how to heat the water for those pipes. Probably something natural gas. Electric heat is not so feasible right now, it ends up being much more expensive. Regardless, it should be a pretty efficient system with the radiant and the amount of insulation in the house!

Framing will pick up again tomorrow after a couple of days of no framing. They should be done in around a week, then they will do the siding and roofing. We are still hoping to have it closed in around the end of the month!
